Hard to dare, some one who practices Arbor day , year around. Who cares about quotas, City should practice what it says no ? why we pay taxes.

Rachel, I agree, but Troy spent over a 1mil $$$, trying to Keep Hooters from opening at 16&Roch. when the zoning allowed it, matter of fact the Quest back a couple of years ago, was "If you don't like Blue and Yellow,& Orange , "what color do you Like" Seems they started at their Center pride & joy, & are waiting for the perfect fit. Does every city want what another has, just for convenience ? Like the exits on the Free way? My down to earth reason for Condos, (Good looking, not salt boxes) they bring in a captive audience,that would cause little necessity stores to pop up around them. It was said 185 K condos would not fit, cause of the area, I say you'd be surprise, 185. is like the new low, build them nice, throw in a Swimming Pool or two, and a nice club house with multi pc's of work out machines, a kitch room that could be rent just by owners for Family reasons, I remember people were shocked when Somerset Apt.opened back in 1965 (?) they had an unheard of rent of 160 and 185 for a two bedroom, more if your on the top floor, or if you wanted a car port. the rent is now =.

way back in '03, I was asked the question what would you do, I said, tear down the whole business area, and but up brown stones like the one Cliff Huxtable, (doctor) lived in, seeing the redo of the south end of R O, and the healthiness they have with foot traffic, I could see the need. to do a make over.
My thoughts, were to tear down the dinosaurs, and build brown stones, from the second floor, the first floor or even basement levels, would have boutique shops, with a Baker, a butcher, sand which shop, and a Cheers type , well you see, rebuild the area onto a quiet looking all in one area, self sustaining, on it's own account, Stores just big enough to take care of the close area, Like "Alexandria" on the very tip of northern Virginia on the Potomac, so homey quaint yet efficient, a place so relaxing that it kept you there on the week ends, " Foot Traffic" not just looking for 2.00 beers..The mayor, said, well ,Clawson is not in the Real estate business. Too bad, cause instead of Little Bro, trying to get it's nose up to table level between the twin spires, it would have it's own individuality, uniqueness. Sorry I just woke up, felt like I was dreaming, yes we need another greasy spoon, and bar stools with little high speed sewing mach motors on them, so you could purchase a 4 fer, 4 fer meaning a drink at each of the speak easy's in the 4 corner area. oh I would of built around the facade of the three corner stone buildings to keep a little of the past.

Purchasing a condo, means it has to be sold, so does transient apply?, they are not abodes, as clawson has, and 100 - 120 K is awfully cheap, (there fore transient would apply) , property on either side of Clawson, is more expensive, but the taxes are cheaper, having said that, not sure how high of Living cost one could ask, with the surrounding area. when the Clawson housing price was severely cut, 200 - 300 fore closed homes, I saw people who never ever would of bought here before, buying houses, and of course their tax cost is almost half what others are paying. unless you took advantage of the tax appeal time and used the fore closed property, to keep yours down, Ck the rental prices per sq. ft. and then ck the actual selling ling price per sq. not the asking price per sq.

William I was out of K strokes, the reason I didn't mention you by name, There is but on e little area that could present foot traffic, all other sides of that pc, is industry/other, when they built Somerset apt.'s what to they have like 2300 ? they keep the maple and coolidge, and 16 mile and Coolidge area with build in audience and delivery's. G M once brought over 50 german engineers and families to work at the tech center..........

again, Taco Bell is being closed for a purpose , suppose to be reopened by August, say Labor day. build some Brownstones, and people love do a walk here or there, so the area does get developed in much smaller ways....... so on becoming to call some one a name. other then the their God given name. smile

I do not name call, ijd, I don't get emotional, So let me "blabber" some more,
how about a nice scrap yard? wont have to drive to Mt clemons to drop off the Pickens. perhaps a recycling center the trucks could pick up all your refuse instead refuse & recycling bins, & sep it there? get the recyclables, that are not recycled.
How about a huge drug center, all drug biggies, one area, to cut down at each corner, rite aid C V S Walgreens etc A women's Health clinic, like a regional center., with one day boarding?
Careful what you ask for I can find uses. your quote of patches is a come on, as if you or I have any input to what will be put in, I said: the cities do 5or10 yr plans & try to zone their areas, as they would like, cities BY LAW must allow any business in that would fit in that Zoning area. then it up to big business & what they think we need. to make money off of us. or land developers, who sit on property, (15& Livernois till it becomes too profitable to let sit, remember taxes are a write off, as long as you can afford to do so) nothing I write is emotional, try to help people being mis lead, bt feeling we have say.

ljd; most average people don't understand how zoning, ord. etc work, I did not bring up fracking, Obama care, entitlements, or religion, I do the people who think it is all the Landowners Fault cause they simply don't understand Capitalism, "you toil and make the bread, "we will buy it " (abe lincoln fanfare to a common man, by copeland) landlord you buy it or build it, we will rent from you, .. BUT when Taxes & cost go up, mr land lord your a bad guy to think we should have to pay for that . Rental props have a shelve life to a Landlord of 10 yr's or how ever he wants to spread the depreciation over, with the IRS, must be declared, 10% 5% a yr. when there is no more value, tax wise he unloads, or if he is done with, wants to kick back, & live off his investments, he can try & get the going rate per sq. ft for rental prop, I heard the same put down for the Owner of the property that Grumpy's was in . the "dang Landord" well your using his money to have a business in his building. pay the rate or cut bait .it is a public forum. look at Detroit, and how it is spread all over, with your type of thinking , the spread would cont. now Detroit, will be where it use to be, Woodward and Jefferson, when shopping down town was a bus trip, a family outing, when they tried to build to every ones wants, we now have empty buildings.(urban sprawl) Clawson area is no different. Arbor Day and Shale energy, is that a Oxymora ? I just saw it advertises on the front page of This Patch...... lets see what the Editor does with this Post? (lol) shale energy produces what harm to the ground, and drinking water, (no one really knows YET) but it does produce a by product called PETCOKE, I hear it takes special permits to handle on public streets.
